We Want to Build a New Home – What Do We Do First?

Building your “dream home” from scratch can be an exciting and rewarding experience for you and your family. The opportunity to decide where the home is located, the design and size of the home and the finishes you would like to use all make building your new home a special experience. Based on years of working with new home clients here’s what we recommend:

1. Meet with Severyn Development.

  1. We suggest scheduling a first meeting to have a chance for you to meet and get to know our Severyn Development team and for us to get to know you and your family.
  2. We are excited to listen to your vision for your home building goals for your family, then we are able to explain the process based on your situation and answer all your questions. During that first meeting we can start to set a plan in place to reach your goal of owning a new home. We are a family run business and understand and appreciate the opportunity to work with your family.

2. Decide on the location.

We’ll talk about where you would like your new home to be located and what is important to you. Is it important to be close to work? Would you like to be near family?

Are you choosing location based on expected costs for taxes, in a particular school district or close to recreational opportunities?

Some clients come to us with possession of their property and in some cases look to us to help them acquire the property for their new home. We have a licensed real estate broker as part of our team to help with property acquisition and also have individuals that own property contact us from time to time with the offer of purchasing their property for sale.

3. Get your financing in place!

Some of our clients have the luxury of being able to pay cash for their new home but in most cases our clients are obtaining bank financing. Severyn Development is an approved builder for eight new construction financing institutions in Western New York. We will discuss with you the best options and give you the opportunity to review the loans programs with several banks to make the best decision for you.

4. Do you have a home to sell to build?

In many cases our clients must sell their existing home in order to build with us. We understand that and can help with a residential market analysis to help determine the present value of their home. We can arrange for that analysis to be completed in a timely manner which insures you have an accurate assessment of the amount of equity you’ll have to invest in your new home.

5. Design your new home.

This is the part that our clients are usually most excited about!

Deciding on what their home will look like. Are we building a two story or single-story home?  How many bedrooms, bathrooms, what does the kitchen look like? What are the finishes that you are looking for?

Our design team will work with you every step of the way to make sure you are happy with the design of your home along with all the finishes you are choosing. We also keep your budget in mind as we go through this process and give you our best advice throughout.

6. Set the plan.

At this point, it’s important to start looking at a timeline on your project. In most cases, in building a custom home we spend 10-12 months working with our clients from our first meeting to handing over the keys to your new home. We will discuss the right time to sell you present home, the best time to start construction, and an anticipated closing date. We are with you every step of the way to insure you are satisfied with the quality of the home and the service that we provide.
